Frequently Asked Questions
Can Roost Lodging help me find land for my hunting lodge?
Yes — land acquisition is one of our specialties. We help hunters find prime properties in high-demand flyway areas across Tennessee, Arkansas and beyond. We’ve built strong relationships with landowners and understand how to negotiate land deals in areas with close proximity to excellent private and public hunting grounds. Let Roost Lodging help you lock that deal in!
How are typical Roost Lodges finished??
Each lodge is a custom design and can be finished any way the owner desires. A typical Roost Lodge would include:
- Vaulted great room with T&G ceilings
- Fully equipped kitchen with new appliances
- Dining space fit for large hunting parties
- Mudroom with boot dryers, gun safe, and gear storage
- Covered porch, fire pit areas, and plenty of parking
- Spray foam insulation, high-speed internet, satellite TV
- Monitored security and video surveillance
- Site prep, septic, and utility planning
We can also tailor custom features based on your hunting needs and crew size.
Do you offer design consulting for custom lodge builds?
Absolutely. Whether you have a vision in mind or need help building one, our design team works with you from the first sketch to the final walkthrough. We focus on how real hunters use space — from traffic flow and sleeping arrangements to gear access, dog stations, and recovery zones.
What kind of hunting amenities can I include?
We can integrate just about anything — boot and wader dryers, dog kennels, gun safes, gear lockers, walk-in freezers, game processing stations, and utility sheds. We’ve even built heated outdoor cleaning areas, guide quarters, and boat storage setups. If you hunt it, we can design for it.
Can Roost Lodging help with permits, septic, and site prep?
Yes — we handle it all. From clearing land and grading to septic system design and installation, we ensure your lodge is code-compliant, fully functional, and ready for use the moment it's done. You won't have to chase contractors or worry about inspections — we’ve got it covered.
Do you offer any financing options or guidance?
While we don't directly finance, we do connect clients with trusted rural land lenders and banks familiar with recreational property builds. We also offer detailed project quotes and timelines to help you secure funding with confidence.
How long does it take to complete a lodge?
Timelines vary depending on land readiness, permitting, and customizations, but most lodges are completed in 6–10 months from final design approval. We’ll provide you with a project schedule and keep you updated at every milestone. Typically, our customers are up against a timeline that coincides with waterfowl hunting season. We will make every effort to accommodate these deadlines so getting started as early in the year as possible becomes very important with respect to scheduling.
What areas do you build in?
Our core focus is in duck-rich regions of Tennessee & Arkansas, but we’re available for projects nationwide — especially in high-traffic waterfowl corridors. If there are ducks, we’ll build the lodge to chase them.
What kind of warranty or guarantee comes with a Roost Lodge?
Every lodge includes a 1-year home warranty and post-build support. We’re committed to quality, and that means we don’t just walk away when the build is done. We stand by our craftsmanship — and we’re hunters ourselves, so we build like we’ll be using it.
Can Roost Lodging help with off-grid or remote builds?
Yes, we’re equipped to plan and build in remote or hard-to-reach locations. We’re familiar with the infrastructure and planning required — including solar, propane, and independent water systems — and are prepared to consult on these types of projects with the right partners.
Where we have extensive experience is in handling the wide range of septic systems often required for rural and low-perk soil areas. Depending on your site conditions, we can plan and coordinate installation of onsite wastewater systems, cap and fill systems, low-pressure drip systems, or even state-approved onsite holding tanks. These considerations are critical for remote builds, and our team is well-versed in what each setup requires from a legal, logistical, and maintenance standpoint. You’ll also find more details about this in our Septic Planning section.
So, while we won’t claim to have built a fully off-grid lodge yet, we’re ready to tackle the challenge with the right crew, the right design, and the same Roost-level quality we bring to every project.
